ICI Homes to Build in Nocatee’s Final Neighborhood: Reflections at Seabrook

One of the top-selling master-planned communities in the U.S. is nearing its finish line and ICI Homes will be there to experience it.

Reflections at SeabrookOfficials with Nocatee, located between Jacksonville to the north and historic St. Augustine to the south, have announced plans for the community’s final new neighborhood — Reflections at Seabrook. Long a preferred builder at Nocatee, ICI Homes is among the all-star cast who will build Reflections’ approximately 214 homes, and it will be both an honor and the end of an era.

ICI Homes has been one of Nocatee’s preferred builders for more than a decade. Our first Nocatee neighborhood, Greenleaf Preserve, opened in 2013 and sold out in 2015. We’ve been building in Nocatee ever since, developing both our own signature neighborhoods here and contributing to others that feature multiple builders.

Here’s more about Nocatee’s final new neighborhood and why it’s a big deal.

A bit of history

Nocatee’s developer, the PARC Group, established the parameters for a large master-planned community on prime land between Jacksonville and St. Augustine in the late 1990s and early 2000s. Only a few miles from beautiful Atlantic beaches, it straddled Duval and St. Johns County and abutted the Atlantic Intracoastal Waterway.

PARC Group planners also prioritized convenience to schools, travel arteries, shopping, dining and entertainment areas, and expansive resident amenities that have elevated Nocatee into perennial status as one of the nation’s long-time top-selling communities.

Nocatee’s first residents moved into their then-new homes in 2006. Although momentum slowed during the mid-2000s economic downturn, it took off in the early 2010s and hasn’t stopped.

More than 2,400 acres along the Intracoastal Waterway comprise the Nocatee Preserve, land donated by the PARC Group for conservation and recreational purposes More acreage has been reserved for current and future schools, parks, public safety installations such as fire stations, and retail outlets and services.

Nocatee also was northeast Florida’s first master-planned community to earn electric-vehicle-approval. Its miles of 16-foot-wide pathways accommodate EVs and pedestrians alike.

We’re currently building new single-family homes in the Coral Ridge neighborhood of Nocatee’s Seabrook community, and rear-load townhomes in the West End neighborhood near Nocatee’s Town Center.

Soon, we’ll be busy at Reflections at Seabrook, where we’ll offer five floor plans — two one-level and three two-levels — all geared toward today’s open-living preferences.

ICI Homes’ Reflections at Seabrook floor plans all come with a three-vehicle garage. Start with the one-level, 2,537-square-foot Davenport and 2,565-square-foot Costa Mesa. Both have four bedrooms and three bathrooms.

The 3,156-square-foot, two-level Pablo has four bedrooms and 3.5 bathrooms. Both the 3,196-square-foot Palos Verdes and the 3,234-square-foot Brooklyn are two levels and have four bedrooms and three bathrooms.
